The Village on the Town Green
The Town has received an application from Steve Reilly of 330 Land Company for planning entitlements to develop the 18.24-acre parcel located at 9290 Old Redwood Highway. The application has been deemed incomplete. The applicant has 90 days to resubmit the application to address all completeness requirements, due on April 29, 2026. No meetings are currently scheduled for this project.
The project site is located to the north of the Bell Village (Oliver’s) shopping center and is currently vacant except for utilities and public improvements remaining from a previous unfinished project. The proposal includes a total of 308 units, including:
- 98 single-family units with 48 deed-restricted affordable Junior Accessory Dwelling Units (JADUs)
- 97 deed-restricted affordable apartments within four 3-story buildings
- 113 Continuing Care Retirement Community units within one 3-story building
The project would utilize the two existing driveway entries on Old Redwood Highway for access. All interior streets are proposed to be private. A publicly accessible trail would be maintained by an HOA. The requested planning entitlements include the following:
- Vesting Tentative Subdivision Map
- Site Plan and Design Review
- Minor Use Permit to allow a Continuing Care Retirement Community in a residential zoning district
- Tree Removal Permit
- Environmental Review (CEQA) Exemption (AB130 statutory exemption for residential infill development projects)
- Concessions and Waivers of development standards pursuant to State Density Bonus Law
